From a quick bridge loan to a 30-year long-term hold, we work across the full lifecycle of a commercial or investment property.
Short Term
Fix & Flip — up to 90% of purchase price, 100% of rehab costs, 75% of after-repair value (ARV), with rates starting at 8.5%. Eligible properties: condo, single-family, multifamily.
Bridge — up to 75% of purchase price or as-is value, with closings in as fast as 2 weeks. Eligible properties: mixed-use, office, industrial, mobile home parks. No prepayment penalties on either option.
Ground Up Construction
Up to 85% loan-to-cost, 70% of after-repair value, and 60% of land value. Loans start at $500,000, and builder experience is required. Eligible properties: single-family, multifamily, condo buildings, and mixed-use (the residential portion must make up more than half of the total build).
Long Term
Investment (condo, SFR, 1–4 unit multifamily) — loans from $100,000, up to 80% LTV, 30-year terms, with interest-only options available.
Commercial & Mixed Use — loans from $200,000, up to 75% LTV, 30-year terms.
Owner-Occupied — up to 110% LTV, with rates starting at WSJ Prime + 1%.
